Project Overview

McClure collaborated with EPC Real Estate for the first high-density senior housing mixed-use project in the Kansas City metro area. Avenue 81 features 111 luxury senior independent units and 45 assisted living units. The construction cost for Avenue 81 was $47M. Near shops and restaurants in Downtown Overland Park, Avenue 81 offers residents with a new perspective on retirement living. With a resort-like feel, the property offers an on-site dining room, movie theater, fitness studio, bistro, salon and barber shop, art studio, library, pub and billiards, community hearth rooms, putting green, outdoor grilling area and fire pit, and community garden.
McClure provided civil engineering, land surveying, landscape architecture, and construction services. McClure assisted the project team with the final site development plan submittal for the proposed Avenue 81 development project. In addition, McClure prepared a stromwater study, landscape site development plan, private site improvement plans, sanitary sewer plans, and public street and stormwater improvement plans.
