McClure served as the Engineer of Record (EOR) for an eight-story, approximately 480,000-square-foot mixed-use development featuring ground-floor commercial space, residential units, and a five-story post-tensioned (PT) concrete parking garage at the core. The structure includes a PT concrete podium above the garage, supporting four stories of cold-formed steel (CFS) framing. A rooftop pool and amenity deck crown the eighth floor of the CFS structure, adding to the building’s complexity and appeal.
The floor system consists of a concrete deck over open-web CFS joists, spanning from exterior to interior supports and bearing on CFS walls. Large red iron framing was incorporated above the first-floor commercial space to support the floors above. McClure also served as the specialty engineer for all CFS components on the project.
The lateral force-resisting system includes concrete shear walls and shafts within the garage and liner buildings, with the CFS-framed residential units laterally braced back to the garage. The project also required separate structural designs to accommodate a building expansion, adding further coordination and design effort to the scope.
